📋 Background & Challenge
Located on Manhattan’s Upper West Side, this 30‑story luxury apartment building houses 120 units with stunning views of Central Park and the Hudson River. However, residents faced a persistent problem: mosquitoes and flies entering through casement windows during spring and summer months. Many tenants resorted to keeping windows closed, sacrificing natural ventilation and fresh air.
New York City building codes do not legally require landlords to provide window screens, especially for upper stories above the 15th floor[reference:0]. The building’s original aluminium window frames lacked any screen attachment system. The owners needed a solution that would not involve drilling into the historic facade, which is protected under the NYC Landmarks Preservation Commission guidelines. Traditional externally‑mounted screens were not an option.
🔧 The MBORMC Solution
MBORMC proposed its H01 Retractable Roll‑Up Screen – a custom‑made, drill‑free solution that mounts directly onto the interior side of existing window frames using industrial‑grade double‑sided adhesive tape. The key advantages for this project were:
100% Custom Sizing
Each of the 240+ windows was individually measured and manufactured to exact dimensions – no two windows in the building are identical.
No‑Drill Installation
The adhesive mounting system left the original window frames untouched, preserving the building’s protected facade and avoiding any landlord‑tenant disputes over permanent modifications.
Pet‑Proof 304 Mesh
The 304 stainless steel mesh resists scratching from pets and accidental impacts from residents reaching out to close windows – ensuring longevity in a high‑traffic environment.
Aesthetic Integration
Custom RAL 9016 white powder‑coated frames match the building’s exterior trim. When not in use, the screens roll up into a slim cassette that is barely visible from inside or out.
🛠️ Installation Process
MBORMC’s installation team worked floor‑by‑floor over 12 days. Each window was cleaned, measured, and fitted with the self‑adhesive tape system. Screens were then pressed into place and tested for smooth retraction. Residents were given a one‑page guide explaining how to operate and clean the screens. No construction dust, no noise complaints, and no disruption to daily life – a key requirement for an occupied apartment building.
The building management reported a dramatic drop in insect‑related complaints to near zero during the following mosquito season. Multiple tenants have since requested screens for their own additional windows, and the HOA has placed a second order to cover the remaining units not included in the original phase.
