📋 Background & Challenge

Located on Manhattan’s Upper West Side, this 30‑story luxury apartment building houses 120 units with stunning views of Central Park and the Hudson River. However, residents faced a persistent problem: mosquitoes and flies entering through casement windows during spring and summer months. Many tenants resorted to keeping windows closed, sacrificing natural ventilation and fresh air.

New York City building codes do not legally require landlords to provide window screens, especially for upper stories above the 15th floor[reference:0]. The building’s original aluminium window frames lacked any screen attachment system. The owners needed a solution that would not involve drilling into the historic facade, which is protected under the NYC Landmarks Preservation Commission guidelines. Traditional externally‑mounted screens were not an option.

🔧 The MBORMC Solution
